Del Webb Nocatee is an age-restricted community, and its homes are built on one level. Both of those facts change what we get called out for and how a visit runs, more than any difference in the appliances themselves.
The ZIP is 32081, which mails as “Ponte Vedra, FL”. It is St. Johns County, not Duval, and it is not 32082. That confuses parts vendors and warranty desks constantly — paperwork addressed to Ponte Vedra gets routed to a beach ZIP with different water and a different county.
The coffee machine works harder than anything else in the kitchen
In a two-person household that is home during the day, the built-in coffee machine is not a breakfast appliance. It runs from early morning through the afternoon, and it accumulates brew cycles at a rate no other appliance in the kitchen comes close to.
Everything in one of these machines is counted in cycles rather than years. The brew unit is a piston in a bore with seals that compress and release on every shot. The grinder burrs are consumables. The drive gears, the drip-tray sensor and the milk-line valves all live on the same counter. A machine doing a dozen cups a day reaches the same wear point in two years that a weekend machine takes eight to reach, which is why the maintenance interval printed in the book is the wrong interval for this house.
The symptoms follow in a recognisable order: shots that stop a little short, extraction that slows, a service prompt that returns sooner each time, and finally a brew unit that will not go back to its home position. Catching it at the timing stage is a service. Catching it at the brew-unit stage is a part.
Low-volume ice makers have the opposite problem
Ice runs the other way. Two people use a fraction of the ice a family does, so cubes sit in the bin for weeks rather than days. Stored ice sublimates in a frost-free cabinet, so the cubes at the bottom of a slow-moving bin shrink, weld to each other and eventually form a crust that the auger has to break before it can deliver anything.
That is not a fault, and emptying the bin fully every few weeks fixes it. What is a fault is a cube that comes out wrong from the start. Uniformly small cubes point at fill volume, which is the valve or a restricted supply line. Hollow cubes point at a freeze cycle being cut short. Cubes fused into a slab as they arrive mean water is entering between fills, which is a valve that no longer seats. Read the fresh cubes at the top of the bin, not the ones that have been sitting since spring.
Single-level homes and wall-oven height
One-level living tends to mean a single wall oven at a comfortable height rather than a double stack, and it also means the oven door swings into a walkway. Two things follow. Hinges take more knocks, and a hinge that has lost its spring lets the door drop and stops it sealing at the bottom — which shows up as food browning unevenly front to back long before anyone suspects the door.
Second: if the door has become heavy or the handle has to be lifted rather than pulled, that is a hinge cassette question and it is worth fixing before it becomes a lifting hazard. We can do that without removing the oven from the cabinet in most cases.

Our morning shots had gone short and bitter. The brew unit was gummed solid with old grounds and would not travel its full stroke. He stripped and greased it, and it pours a proper volume again.
