Seabrook Village is one of the newer villages at Nocatee, and it produces a different service list to the older parts of the community. These appliances are not worn out. Nothing here has fifteen years of thermal cycles behind it. When something stops working in a Seabrook kitchen it is almost always one of two things: an electronic fault, or something about the installation that was never quite right and has only now become obvious.

Electronics first

The Jacksonville area averages roughly 68 thunderstorm days a year. That is the number that matters for a kitchen full of recent built-ins, because every one of them is a controlled appliance — a board, a display, sensors, and in many cases a network connection. There is nothing mechanical left to absorb a bad supply event.

The symptoms are recognisable. A dishwasher that starts a cycle and resets. An oven panel that responds to some touches and not others. A hood whose lights work but whose speed control does not. A rangetop that clicks continuously with every knob off. None of those look like storm damage at the time, because the appliance usually survives the event and fails a week or two later.

A whole-house surge device at the panel is the cheapest insurance available for a kitchen of this specification, and it is far cheaper than one control board.

What gets checked, and in what order

An electronic symptom is the easiest thing in the kitchen to misdiagnose, because the appliance is the most visible part of the circuit and the least likely thing to be wrong. On a newer package the order runs outward from the supply.

First the circuit: a built-in oven, a column and a dishwasher each expect their own dedicated supply, and a shared or undersized one shows up as behaviour that changes when something else in the kitchen switches on. Then the connections — plugs behind a column and terminal blocks behind an oven trim work loose with thermal cycling, and a warm connection is visible before it is measurable. Then the harness, particularly anywhere it flexes: door hinges on dishwashers, lift mechanisms on downdrafts.

Only after that do we look at the board, and when we do we look for the reason it failed rather than just the fact that it did. A board replaced into the same fault takes the same route back out again a few months later.

Storm damage arrives late

The multi-day outages this region has taken — Matthew in 2016, Irma in 2017, Helene in 2024 — did not produce a wave of appliances that failed while the power was off. They produced a wave that failed weeks afterwards.

That is the part worth understanding when you are deciding whether a fault is worth pursuing. A supply event stresses power supplies, relays and inverter drives without destroying them outright; the appliance restarts, works, and then gives up on a component that was already marginal. If a kitchen full of electronics went through an outage and something has started behaving oddly since, it is usually connected, and it is worth saying so at booking rather than after the diagnosis.

A tight house and a strong hood

Newer construction here is built to a modern envelope standard, and that interacts badly with a powerful kitchen hood. Residential code requires make-up air for hoods rated above 400 CFM for exactly this reason. If your back door pulls hard when the hood is on high, or extraction on the top setting is barely better than on the middle one, the appliance may be working perfectly and simply have nowhere to draw air from.

We check that before we quote a blower, because replacing a healthy motor will not change a pressure problem.
